About
A team of four who live where they sell.
Two of us grew up here. All four of us live within ten minutes of the office. That is the whole pitch, and it turns out to matter.

How it started
Priya sold her first Los Gatos house in 2015 out of a shared desk above a coffee shop on N Santa Cruz Ave. Same street, bigger desk.
For six years she worked alone, the way most agents do. It worked, up to a point. The point was the week in 2021 when three listings launched, two buyers were writing offers, and a client in Chicago needed a video tour at 6am Pacific. Something had to give, and she decided it would not be the clients.
Ben came on that year to run listings. Sofia joined in 2022 to work only with buyers. Owen came in 2023 to handle photography, video and the launch of every listing. Four people, four jobs, one phone number. Nobody here does everything, which is exactly why each thing gets done well.
How we work
Four habits we are a little stubborn about.
- 01We price from the comps, not the hope.
Before you sign a listing agreement you see every comparable sale from the last six months, with our notes on why each one sold where it did. If the number is lower than you wanted, we say so in the first meeting, not the fourth week.
- 02We walk the street before we show the house.
Traffic at 8am, the neighbor with the three dogs, how long the afternoon sun lasts on the back deck. Buyers hear about it from us before they hear it from the inspector.
- 03One phone number, always answered.
Call the office line and a person picks up, every day from 9 to 7. Your file is shared across the four of us, so whoever answers knows where things stand.
- 04We say no to the wrong house.
Sofia talks buyers out of roughly one house in four. A commission on the wrong house is not worth the call eighteen months later.
Why a team
One agent is a single point of failure.
A solo agent with eight active clients is a juggler. The week your house launches might be the same week their buyer closes and their kid has the flu. It happens to good agents all the time, and the client never knows which week they got.
With four of us, your listing is Ben's whole week. Your search is Sofia's. Owen has the photos edited and the listing video cut before the sign goes in the lawn. Priya reads every contract that leaves the office. You pay one commission and get four sets of hands, and the commission is a range we negotiate, not a number we hide. See how we price a listing and what buying with us costs.
- Somebody answers the phone during every showing
- Photos, video and the floor plan before launch, every time
- Two agents read every disclosure package
- Off market sellers hear from us first
