Services

Buying, selling, and the in-between.

Five things we do, each with its own page, its own process and a fee range you can read before you call.

About the fees

Ranges, in writing, before you sign.

Every fee on this site is a range because every house is different. A $2.3M ranch in Belwood that needs a weekend of prep is not the same job as a $7M hillside estate that needs a film crew, a drone permit and six months of quiet conversations. We quote inside the range at the first meeting and put it in the listing agreement. It does not move after that.

On the buying side, the seller usually pays our fee out of the sale, so most buyers pay us nothing directly. Since 2024 the rules require us to put our buyer fee in a signed agreement with you before we show homes, and we do. If a seller offers less than that number, we tell you before you write the offer, and you decide.

What is never in the fee: photography, the listing film, staging consultation, the floor plan and the launch marketing. Those are part of the job. Staging furniture and any prep work are paid to the vendors directly, and we show you three quotes.

What we do not do

Three things we send elsewhere.

Property management
We refer to two local managers we trust and take no referral fee. See investment for how that works.
Commercial
Retail and office downtown is a different market with different brokers. We will name two.
Outside the area
We work Los Gatos, Monte Sereno, Saratoga, Campbell and Almaden. Past that, we hand you to an agent who knows the street.

Not sure which one you need? Most people are not.

Call and say what is going on. We will tell you which page you are on, or that you are not ready yet, which is also a fine answer.
