Home value

What is your home worth?

Three short steps. A person, not an algorithm, pulls the six most comparable sales and sends you a range with the reasoning. Then you decide what to do with it.

The three steps

  1. 01The house

Address, beds and baths. The address is what lets us pull the right comps and check the lot.

  2. 02Condition and timing

Honest is better than flattering here. A dated kitchen priced as dated sells faster than one priced as updated.

  3. 03Where to send it

Email or a call, your choice. Nobody but the four of us sees the form.

Where we send the number

Phone or email, whichever you actually answer.

We pull the comps by hand. Expect a real range, not an algorithm.

What happens next

Within one business day, a range and the why.

Priya or Ben pulls the six most comparable sales from the last six months, adjusts each one for lot size, condition, the street and the month it sold, and writes you a range with the reasoning next to it. It usually spans about 5% top to bottom. If the comps disagree with each other, we say so rather than splitting the difference.

If you want to go further, the next step is a thirty minute walk through the house with Ben. He will tell you which three things are worth doing before a sale and which ten are not. There is no charge and no listing agreement at that point. About a third of the people who fill in this form sell within the year; the rest wanted the number, and that is a fine reason to ask.

What we will not do: give you an inflated number to win the listing. The sold page shows what happens to homes that launch above the comps. We would rather lose a listing than price it to sit.

Why not the online estimate

The algorithm has never been inside.

Automated estimates work reasonably well in subdivisions where every fourth house is the same floor plan. Los Gatos is the opposite. A 1912 craftsman next to a 2019 rebuild next to a 1965 ranch on a double lot. The algorithm sees three houses with similar square footage and averages them. We see three different buyers and three different prices.

The biggest misses we see are on lot value (a flat 10,000 square foot lot in Belwood is worth more than the house on it to the right buyer), on condition (an online estimate cannot tell a remodel from a refresh), and on the street itself. Two blocks in Almond Grove can be $600,000 apart.

When you are ready, the selling page explains the fee range, the prep list and how a launch runs.
