Every listing on this page is a placeholder for the demo. Addresses are real Los Gatos streets with invented numbers, prices and photos.
How a listing runs
What the status words actually mean.
- Coming soon
- Signed with us, being prepped, not yet on the MLS. Our buyer list hears first. Private showings are sometimes possible; call.
- Active
- Live on the MLS and every portal. Open houses the first weekend, broker tour Tuesday, offers reviewed with the seller on a set date that we publish.
- Open Sat 1 to 4
- Active, with an open house this weekend. Come by. One of us is in the house the whole time, and we answer the awkward questions.
- Pending
- An offer is accepted and in escrow. About one in twelve falls out. We take backup offers on every pending listing, and the backup gets the house with no second bidding war.
- Off market
- Never on this page. Sellers who want a quiet sale go to our buyer list only. If you want to be on that list, tell us what you are looking for.

Not seeing it?
Tell us the street and we will knock.
Half of our buyer closings this year started with a street name, not a listing. If you know the three blocks you want to live on, we write to every owner on them, by hand, on paper. It works more often than you would think, because a lot of Los Gatos owners would sell for the right number without ever wanting a sign in the yard.
We also hear about coming soon homes at Tuesday broker tour and from the agents we have closed with before. Give Sofia a budget, a neighborhood and a school, and she will tell you honestly whether the search is a month or a year. The buying page explains the process and who pays our fee; the neighborhoods page helps you pick the blocks.
