Placeholder sales for the demo. Real addresses in Los Gatos, invented numbers.

What the numbers say

Priced right, six days. Priced hopeful, six weeks.

Look at the days column next to the delta column. Eight of the twelve sold over list and one sold at list. Every one of the eight went into contract inside two weeks. The three that sold under list took 34, 41 and 61 days. Those were not three unlucky houses. A list price that starts above the comps does this: the launch weekend passes without an offer, the second weekend is quieter, and the eventual buyer knows they are the only one at the table.

Reservoir Rd is the clearest case. A beautiful hillside house listed at $6.9M against comps that supported about $6.4M. It sold at $6.45M after 61 days and two price cuts. Launched at $6.4M, our read is it would have drawn two or three offers in the first week and likely closed higher than it did. The seller chose the higher list price against our advice, which is their right, and we sold the house anyway. We just want you to see the pattern before you choose.

On the other side, Loma Alta Ave listed at $2.35M, right on the comps, and drew seven offers in a week. It closed at $2.61M, 11% over, with a 21 day escrow and a rent back for the seller. That is what pricing to the market looks like from the inside.

An infinity pool terrace at golden hour with the Santa Cruz Mountains behind, the kind of hillside home that sells on price discipline
A hillside pool terrace. The view sells itself; the list price still has to be right.

Your street is probably in here.

If you own on one of these blocks and want to know what the sale next door means for you, call. We will pull the comps for your address, no form required.
